already unsubscribed and scrubbed my addon folder, also downloaded other versions of the map for potential texture fixes

If you haven't already verify the cache.

The issue seems to be common, not a clue what's causing it.

sometimes if you set HDR to full it can fix map related issues

idk if this will help ive just seen it some places

There's been cases where different versions of the map create material issues. Make sure to unsub from all pripyat maps and content packs except those in the official ww3rp content
